It’s difficult to imagine that Atlantic Avenue in Delray Beach was once one of the most dangerous streets in South Florida.
Today, it attracts flocks of diners and shoppers just about every night. It has recently set retail real estate sales records. But in the 1980s and early 1990s, it was mired in blight.

Plenty of South Florida cities have laid renewal plans, but the plan Delray Beach’s civil and business leaders crafted has exploded into unparalleled success. The city was twice named an All-American City by the National Civic League and was lauded by USA Today as the most fun small town in America. 
Former Mayor Jeff Perlman remembers when crowds blocked the streets and hooligans threw bottles at police. At that time, the city’s entrepreneurial talent included a lot of drug dealers and prostitutes. Delray Beach Vacation Rentals: Seasonal 2016 Rates are up 57.4% in just one year!

Attention all Delray Beach Vacation renters!

Welcome to Delray Beach! It is officially trial season for condo owners/investors! As you sit and wait to book that vacation rental, landlords are testing the market to try and get more and more money! 


If this sounds like you, BEWARE!

  • You have vacationed in Delray Beach year after year. 
  • You have rented from the same Delray Beach condo owners so long, that their home feels like your own. 
  • You expect to rent in 2016, for the same length of time, and at the same rate you have always paid. In fact, you don't even need to worry about it. The owners probably already have it blocked off on their calendar for you.
I suggest you call your Delray Beach seasonal condo owners as soon as possible! Your typical situation may have changed. What you paid last year to rent a condo in Delray Beach is up at least 57%! 

At this level of inflation, landlords are spiking prices at record speed. Even more frightening, they are booking vacation rentals within an average of 14 days following their listing. With each lease agreement, the landlord thinks "Could I have gotten more?"



My advice: If you plan to stay comfortably in Delray Beach seasonal 2016, book now and accept the rate for what it is. Anytime spent pondering is more time the owners have to increase their prices higher.

Top Reasons Why finding a Vacation Rental in Delray beach is so difficult!

My name is Kristen Rich, and I am a Realtor in Delray Beach. I am also a rental manager, for a few incredible 1 bed / 1 bath condo units directly on the intracoastal, in Delray Beach, Florida. The name of the condo where I manage a few units for my client is called Tahiti Cove, and it is one of the most desirable locations to stay in all of Delray Beach. 

Every Delray Beach Realtor knows, as well as most locals and long-time snowbirds, that the property of Tahiti Cove, is particularly rare. It boasts unobstructed views and a centralized location to both Atlantic Avenue and the beach, the two most important features anyone looks for when renting in Delray Beach. But there is something even more important that sets Tahiti Cove apart from other waterfront condos: VACATION RENTALS!

I currently have a laundry list 3 pages long of past clients who are seeking to rent 1 to 5 months in season 2016 in Delray Beach. As a Local Delray Beach Expert (I work right at Coldwell Banker, 1185 E. Atlantic Avenue) I get access to the newest rental listings as soon as they become available, yet many of my clients are still on the waiting list! Their frustration calls for an explanation and they never like the answers.  Regardless, here is the bitter truth. See below the real reasons why finding a Vacation Rental, Delray Beach for season for 2016 is so hard


If you are currently seeking a Vacation Rental in Delray Beach and have also been unsuccessful, here is why:
Tahiti Cove
  1. Delray Beach is known for their super-strict, super involved condo associations: Condo Buildings are required to have a condo association where each individual condo owner has a voice in the delegation, regulation, and decision-making for the building as a whole. Many Condo Associations in Delray beach put restrictions on the amount of times an owner can lease out their unit to an outside tenant. Some only allow for a one-time lease, meaning either the owner will live in the unit or he/she will rent it out for a year (never both). These restrictions eliminate the ability of a landlord to lease their unit for a short-term rental. Other restrictions may involve the allowance of only 2 leases per year, meaning a landlord could live in the unit and also, at some point lease it out for however long they want. If this is the case, the landlord would want to lease it out for the longest time possible in order to bring in the most income. Therefore, those clients of mine looking to rent for 1 month are out of luck! 
  2. You Want to Bring Your Pets On Vacation: Although Delray Beach is an extremely dog-friendly beach town, most condos that allow short-term rentals do not allow animals on the premises. The condos that DO allow pets, are typically lenient because they are only available for annual leases. Basically, if you want to rent for an entire year and make Delray Beach your principle home, you can have a pet. It is not impossible to find a vacation rental that will allow you to bring a pet, but you may want to focus on renting from a single-family detached homeowner, rather than in a multi-unit dwelling. 
  3. You Expect to Pay the Same Rate as You did in Season 2015: Whatever rate you paid to rent in Delray Beach last season, get that number out of your head now. Delray Beach has become one of the most sought after vacation destinations in the state of Florida. We have gained immense international recognition in a very short timeframe. Infrastructure and the real estate market is at a climaxing point. Coastal Living just ranked Delray Beach one of the top 10 Happiest Beach Towns in America and the votes all came from travelers. As tough as it is, many owners have had to turn away long-term repeat renters who can no longer compete with the current rates. Even if the landlords wanted to turn down an offer twice the amount they received in season 2015, they would risk tension amongst other owners in their condo building for offering rates too low.
